There are other companies out there, though, so be sure to look around. Whatever you do, however, make absolutely certain that you have the coverage you need.

While every company has its own quirks, filing an insurance claim is going to be different than trying to take advantage of a host guarantee through Airbnb or another channel.
If you do need to file an insurance claim, be sure to have all the necessary documentation handy, including:

This one may seem counterintuitive, but hear me out.
It’s always important to be professional and appreciative, even if a guest has caused damage to your property. Accidents happen, and it’s important to remember that the guests are still people, no matter what. Thank them for staying with you and express hope that they had a good time overall.
Maintaining a good reputation is essential in the Airbnb community, so promote good word of mouth by being thankful and gracious, even in difficult situations. We’ve found that most guests are truly apologetic about any accidental damage they caused and are more than willing to cover the cost. By showing some grace and professionalism, you can leave your guest feeling like their stay was a positive experience. (Besides, in theory, that’s why Airbnb’s host guarantee is there anyway.)
If you’re an Airbnb host and you have a guest who intentionally damages your property, however, you may want to handle things a little differently. You obviously will not want to rent to those guests again, and you should warn other hosts by leaving a poor—but an accurate—review. You’ll also want to report all the details to Airbnb, as they may want to bar the guest from the platform. You may even want to file a police report.

(And they probably won’t do them anyway.)

Trying to make particular items in common rooms verboten not only seems petty and foolish but is unenforceable anyway.
While a physical walkthrough may be helpful, it is not necessary. Including this information in instructions that are sent in a message to a guest can accomplish the same thing, particularly if you lock the off-limits areas. Though, be warned. People will often send you messages asking questions that you already answered in your earlier notifications because they don’t read what you send them. So, keep this in mind.

If you’re considering charging a security deposit, however, consider the downsides as well. Many guests find a security deposits to be turnoffs. With many hosts choosing not to require security deposits, you may find charging them hurts your bookings. How many bookings can you lose before you’re actually out money from lost bookings?
You need to ask yourself whether charging a security deposit for the purpose of covering a rare event—damage to your property—is worth all the revenue you may lose. If you suffer $1,000 worth of damage per year, is it worth charging a security deposit on every stay if doing so costs you $10,000 in booking revenue?
The feasibility of charging a security deposit will depend on your market and your individual home—luxury homes can often get away with charging security deposits easier than more modest dwellings—but it is nonetheless something that you should consider. If the market won’t support requiring a damage deposit, then don’t.
Why Consider Host Protection Insurance?
Another way to help protect yourself from damages caused by guests is to get host protection insurance. This type of insurance is separate from your normal short-term landlord insurance in that it exists specifically to cover damages that guests may cause.
Such is not required by Airbnb—or any other platform of which we are aware—but it is something that you may want to consider. It can help to provide peace of mind knowing that you are covered in the event of any damage. It also provides the peace of mind of a security deposit without the same potential marketing issues.
The Pros and Cons of Going Beyond Airbnb
You may also find it easier to get your claims approved through such companies than through Airbnb, whether through their Air Cover program or an Airbnb security deposit. These companies have an incentive to keep their customers happy—as this is their entire line of business—so they generally are more willing to pay out than some other programs.
Case Study: Safely vs. Superhog
They can, however, be expensive. We previously used Safely, which was an extraordinary company. We never had any issues with them, and it was always extremely easy to file claims and receive payment. But it cost about $50 per stay, and more for longer stays. We passed that amount onto our guests through a nonrefundable “damage deposit” or “damage waiver.” But, it made short stays significantly more expensive, which we believe cost us bookings.
We have since moved to Superhog. While I hate the name, it is significantly cheaper—usually between $5 and $10 per stay—so it is much easier to pass on to the guest. It also conducts guest checks to see if there are any red flags in the guest’s history that should discourage us from renting to them. In the nearly seven months since we’ve been using them, however, we haven’t had to file any claims. (This is a testament to how rare damage claims are, particularly if you refuse to rent to guests with bad reviews.) Consequently, we can’t speak to the ease of the claim process.
Potential Hurdles with Superhog
Superhog does request guests to complete a questionnaire, however, which some guests are uncomfortable doing. So, that is something to consider as well.
