What Is AirDNA?

AirDNA is an industry leader in the realm of short-term rental data analytics, specializing in the Airbnb and vacation rental market. Born from an extensive database analyzing millions of Airbnb listings, AirDNA serves as a key resource for property owners and investors, providing the insights required to maximize potential. It offers invaluable market research, discerning intricate trends from local competition to seasonal fluxes, and turns them into straightforward metrics and forecasts. When we rely on AirDNA’s projected income, it’s with trust in a model revered for its precision within our industry.

What’s Included in Projected Income?

Projected income includes all income that your property brings in, excluding taxes. This includes not only the accommodation fee, but also any other fees such as cleaning fees, pet fees, and any other additional charges that might be levied. This comprehensive approach ensures that all aspects of the property’s income potential are accounted for in our guarantee.

Specifics of the Guarantee

Like all responsible guarantees, ours comes with clear criteria to ensure fairness and transparency:

  1. Exclusivity to Short-Term Rentals: Our guarantee is specifically tailored for short-term rentals. Rentals contractually designated solely as mid-term rentals do not fall under this assurance. However, the guarantee does apply to rentals that are available for both short and mid-term stays.
  2. Property Availability: The guarantee hinges on continuous property availability for renters. AirDNA’s income projections are premised on the property being available 100% of the time. Because each day commands a unique market price, it’s impossible to adjust the guaranteed amount by a pro rata basis commensurate with the number of days the property is available versus unavailable. Therefore, the guarantee is contingent upon the property being available for rent every day of the year. If a property is blocked off for personal use or any other reason by the owner—except in matters of maintenance emergencies, as discussed below—during the course of the year, achieving these projections becomes a challenge, and thus the guarantee does not apply.
  3. Maintenance Considerations: We acknowledge that maintenance issues can arise. For that reason, a property may be out of service due to maintenance emergencies for up to seven days before the guarantee becomes inapplicable. Please note, however, that our guarantee is contingent on properties being online-ready without the need for deferred or discretionary maintenance after the property becomes available for rent. So, the seven-day allowance for maintenance emergencies does not apply to discretionary or deferred maintenance needs, resulting in a property being taken offline. In the latter case, the normal “Property Availability” rule will apply.
  4. Amenity Alterations: Any significant changes to the property or its amenities can influence its earning potential. For example, if amenities like a fence, pool, or hot tub are removed, or if any room is closed or substantial changes are made to the home, the guarantee won’t apply.
  5. Credit Usage: This guarantee manifests as a credit towards future management commissions. This is not a cash-back promise or a credit against any property expenses, but rather against the fees for our service. This is our way of reaffirming our commitment to your future success with us. If you fail to meet expected income projections, our income will be reduced accordingly.
  6. Occupancy and Nightly Rate: While we strive for optimal performance, we don’t guarantee specific occupancy rates or average nightly incomes. Our commitment applies exclusively to the gross revenue, which we believe is by far the most important metric.
